Breakfast: 7:00-9:00 AM

A full breakfast is served in the dining room between 7:00 and 9:00 AM unless guests request an alternate time and agreed to by the innkeepers. The coffee is prepared one hour before breakfast. Let us know if you need us to brew decaf or if you prefer tea. We serve a set menu but try to remain flexible. Visit with us if you have any dietary restrictions, allergies, or food preferences so we can make your breakfast a pleasurable experience and try to meet your needs. We can serve a Gluten free, Lactose free and Vegetarian Breakfast to anyone who needs it. Please let us know if you do not desire breakfast so we can save the major food purchase or waste before the breakfast hour.


A valid credit card must be used to make a reservation . We accept Visa, MasterCard, Discover and American Express. All credit cards must be in the name of the person making the reservation. We never accept checks of any kind, and will always accept cash for payment.

Minimum Stays:

During the local major events such as major holiday weekends and Graceland events there may be a two night minimum stay required. If you reserve online for one day during these times your reservation will show charges for the two days. You can change your mind and cancel immediately if you wish.

Cancellation Policy:

The Maple Street Bed and Breakfast LLC is a unique lodging experience where every guest is important and special to us. Your credit card may be charged a deposit of 10% of your total fee at time of booking. If your travel plans change you must cancel your reservation by phone at least 10 days prior to check in or the total balance will be charged. If your reservation is for during holidays or special local events such as Graceland University Commencement, Homecoming, or local Civil War Days or any similar event that may occur from time to time you must cancel 30 days prior to your arrival date or full charges will be charged to your credit card.

Important Statement

  • Making a reservation at a bed and breakfast is not the same as making a hotel reservation. Due to our small size, cancellations affect us significantly. A last minute cancellation gives us little chance for re-booking a room. For this reason we uphold a strict cancellation policy. In the unlikely event that you must cancel, shorten your stay or check out early with less than 10 days’ notice and 30 days’ notice for holidays and special local events, please understand that we must ask you to take responsibility for your entire reservation regardless of the reason. If we can rebook your room(s), a refund less a $15.00 service charge will be made.
  • We understand that cancellations may be beyond your control. For this reason we recommend purchasing cancellation insurance for your peace of mind. You can purchase travel insurance hear through; iTravelinsured.
  • In the event of a last minute cancellation, we are not able to issue a gift certificate or credit for a future stay
  • A 30 day cancellation notice is required on whole house bookings, multiple room bookings, and for some holidays and special events. A 25%/room/night non-refundable deposit may be charged at time of reservation on all multiple room bookings with the remainder charged 10 days prior to stay and 30 days prior to stay for special events and holidays. Any rooms cancelled 30 days prior to stay will be refunded less deposit if we are able to rebook.
  • Rates/policies are subject to change and vary during high impact periods and special requests.
  • Cancellations or changes to a reservation must be made by telephone and verbally acknowledged.


Our regular check in time is between 3:00 p.m. - 6:00 p.m. If you require a later time, please let us know with a phone call. Early check in must be arranged in advance. We have two places therefore we never know where we will be when you are ready to check in. Please contact us by text or phone call when you are 30 minutes from your desired check in time so we can meet you there.

Check-out time: 11:00 a.m.


Room rates are based on 2 person occupancy. None of our rooms are able to handle more than 2 adults. Please spare us the embarrassment and a major inconvenience to you my surprising us with extra guests at check in. They will not be allowed to stay. You can purchase, if available, extra space for the regular price of another room or rooms. If we do not have availability beyond the room you reserved you will need to make other arrangements for your extra guest. If you decide to leave your room or not to stay because of the extra persons you will be still be charged full price of the room you reserved due to our cancellation policy. PLEASE BE SURE OF YOUR RESERVATION AND YOUR NEEDS FOR SPACE BEFORE MAKING A RESERVATION.

Gift Certificates:

We have accepted Maple Street Bed and Breakfast gift certificates as well as gift certificates issued by BedandBreakfast.com and The Iowa Bed and Breakfast Innkeepers Association, and the Iowa Bed and Breakfast Guild. YOU MUST CHECK AHEAD OF TIME OR INFORM US YOU HAVE A GIFT CERTIFICATE AT RESERVATION TIME. We will need time to check with the association who presented you with or sold you the card.

Dietary Needs:

If you have a dietary constraints or are allergies to certain foods, please let us know when you make your reservation. We will make a reasonable attempt to accommodate your diet.


For guest safety and the protection of this centennial house and its furnishings, and by Iowa law the use of candles in guest rooms is prohibited.


Most of our guest rooms have private bathrooms. The Graceland Room and the Hope Room have a shared bathroom on the upper floor of the Maple and Main Street location. They can be rented separately or together to make the upper bathroom exclusive to that room. If the Hope room us rented with the Graceland Room by the same family the Hope room addition will be half price. The main level bathroom at the Maple Street Bed and Breakfast is used by the innkeepers.


All of Maple Street Bed and Breakfast's are smoke free. SMOKING IN NOT ALLOWED ANYWHERE ON THE PROPERTY. We require that you refrain from smoking in your room, in the house, on the deck, porch or grounds, NO EXCEPTIONS. Cleaning fees, (WHICH ARE EXTREMLY HIGH) will be charged if anyone smokes in a room that you have rented or anywhere on the property. Multiple offense of this rule will result in you being asked to leave with full fees charged. PLEASE DO NOT ASK US TO MAKE EXCEPTIONS, PLEASE LEAVE THE PROPERTY BEFORE YOU LIGHT UP. THANKS 

Gathering Room:

The gathering room (house living room) is another area provided for you to relax,  read a good book, sit and visit with friends and family. A guest library is located in this area at the Maple  and Ninth Street location. Please check with us regarding a book you would like to borrow and return later. Piano and guitar books are located in the bookshelves beside the fireplace at the Maple and Main location for those who want to sit at the piano and play some tunes. The Maple and Main Street location does not currently have a piano.


The Maple and Main Street location is licensed with the state. We are prohibited from allowing guests to pass through or use the kitchen. Because of this we have provided a refrigerator and a microwave for guest use in the dinning area. If you would like to use the dinning room table other than breakfast time please let us know in advance so that we can remove our antique furnishings. These items may be very delicate and we must use care to move it.

Cable TV:

Family package Mediacom cable TV is available in all rooms. The gathering areas do not have TVs on purpose to allow these areas to be used for other purposes. Please do not set up your own TV items without asking us first. Others using the space may be bothered by this and again we may need to move our delicate antique furnishings to install TV equipment of any kind.


Please call to discuss our children policy. Our rooms are designed for 2 persons per room. Parents will pay an additional $20.00 per night for any extra child guests stay over 2 persons. Extra persons can stay only in rooms that can accommodate or we feel has appropriate space. This is for children only. Adults must purchase additional space if available. Please do not surprise us with extra children. You must make arrangements at the time of reservation. Drop in guests will be handled on a situation basis if a room is available.


We understand that your pet is a part of the family, so bring them along when you stay, however please discuss this before you come to the door with your pet to avoid disappointment. You must make arrangements for your pet at time of reservation. If you make a reservation ahead please do not surprise us with a pet at time of check in. Drop in guests with pets are welcome only if the proper space is available. Please see our pet policy below. Everyone must sign this policy and follow the policy. If you are not comfortable following and of these rules we will not be able to allow you to bring your pet.

Pets are welcome only in rooms that have wood floors. Owners will pay an additional $20.00 per night per pet. Pets that shed are not allowed unless they are service dogs. Long haired dogs must be groomed before arrival. Grooming and bathing your pet is not allowed anywhere on the property.  Owners must control pets at all times while on the property. Lamoni has a leash law and noise ordinance, so violation of this will be pet owners responsibility and liability. Never leave your pet alone in the rooms, except during breakfast hour. Please do not allow your pet to roam the house or grounds without being leashed or without their owners. Pets can be walked anywhere outside on grassy areas. Pet deposits must be picked up by owner immediately. Pets are not allowed on furniture, bed or bedding. Please bring pet bedding and kennel with you. Pet owners must clean pet paws when entering the house during wet weather or when pet is visibly soiled. Guests must sign a statement, agreeing to adhere to our policies listed, to be responsible for any damage done by the pet, and to absolve the innkeepers of any liability if the pet is injured or found in violation of city laws and ordinance. If you require a seeing-eye dog the fee will be waived.

Hot Tub!

The hot tub is always (hopefully) up and running and located on the back deck of our original Ninth St Location. Maple and Main Street location guests are also welcome to use the hot tub. This is a great way to relax and just makes your stay so much better. Please follow our few minor rules and you can use it any time you wish while you stay with us. We will give you the rules at check in.


Please call or email with your questions or comments on how we can serve you. We are taking reservations regularly so make yours well in advance to be sure you have a room available on the night you are in town. We require a credit card in the name of the person making reservation to reserve your room but you are free to pay however you desire at check in except a check is never accepted. We take all forms of credit cards for your convenience and cash is always welcome.  The reservation system can be use to reserve online for the Maple and Main Street location, but the Maple and Ninth Street Bed and Breakfast must be reserved by phone.
